Air Conditioning Mechanic

Position Summary

Under the direction of the Supervisor, Maintenance Services, the Air Conditioning/Refrigeration Mechanic is responsible for the installation, repair, operation and preventive maintenance of heating, ventilating and air conditioning equipment and for all associated controls.

Major Functions and Responsibilities
  • Performs the daily repair and adjustment of heating, ventilating and air conditioning equipment.

  • Systematically diagnoses malfunctions in HVAC equipment and systems and carries out necessary and appropriate repairs and/or adjusts system to minimize system down time and ensure continued comfort of staff and students.

  • Replaces defective or worn system components to maximize economy of operation.

  • Replaces refrigeration compressors, piping and associated equipment, system leak testing evacuation and charging.

  • Tests refrigerants and systems for contamination.

  • Disassembles, inspects, overhauls and re-assembles reciprocating and rotary compressors.

  • Tests, services and repairs the motor control devices connected to the building environmental control equipment.

  • Replaces or repairs defective heating equipment and sets up and performs combustion efficiency tests.

  • Performs seasonal start up and close down operations.

  • Records details of repairs made or modifications undertaken.

  • Installs and upgrades HVAC equipment, ductwork, and all associated equipment making necessary field modifications and service configurations, to accommodate new equipment.

  • Installs new HVAC systems including ductwork diffusers, refrigeration pipe work and all associated components.

  • Extends existing system to new building zones and re-balances the air and/or liquid circuits to suit revised parameters.

  • Records all work performed on as-built drawings and catalogues preventive maintenance procedures.

  • Conducts HVAC system preventive maintenance to ensure maximum economy of operation, prevent unnecessary breakdown of equipment, and isolate potential system problems.

  • Cleans heat transfer surfaces and strainers, and checks for corrosion wear and other defects.

  • Checks refrigeration and oil levels, system operating pressures and temperatures and adjusts to recommended performance levels.

  • Checks operation of chemical treatment and lubricates and adjusts as necessary.

  • Opens, cleans and inspects heating equipment including hydronic boilers, pumps and motors.

  • Cleans, lubricates, adjusts and replaces system components including bearings, belts, filters, regulators, vibration eliminators, control equipment and accessories.

  • Supports the Building Operators by providing the Building Operators with advice and skills as needed.

  • Tests, services, and repairs hydronic pumps and motors.

  • Checks and balances hydronic and air systems to design requirements.

  • Checks and reports equipment not conforming to current safety recommendations or regulations.

  • Performs general repairs on all other related areas not specified above.

  • Provides input to the Plant Department for the development and continued updating of the preventive maintenance programs for all Board facilities.

  • Advises the Supervisor, Maintenance Services of the need for changes to operational procedures and policies to make the system run more smoothly.

  • Responsible for the daily maintenance and upkeep of the assigned Board vehicle and ensures the vehicle is kept clean, as well as advises the Supervisor of any mechanical deficiencies.

  • Performs other duties as assigned by the Supervisor, Maintenance Services.

    Qualifications, Education, Experience, and Knowledge

  • Valid Refrigeration, Air Conditioning mechanics license issued by the Ontario Ministry of Education & Training or an equivalent Canadian inter-provincial license.

  • Valid Ozone Depletion Prevention Certificate.

  • Valid G1 gas fitters license issued by the Ontario Ministry of Skills Development or an equivalent Canadian inter-provincial license.

  • Valid Ontario driver’s license.

  • Minimum grade 12 secondary school education or equivalent combination of education and experience.

  • Minimum of five years’ experience in diagnostic evaluation, maintenance, installation, set up and commissioning of commercial air conditioning and refrigeration systems.

  • Good working knowledge of the latest developments in air conditioning technology.

  • Good working knowledge of building service systems.

  • Ability to read mechanical and electrical construction, schematic and control drawings.

  • Good working knowledge of Direct Digital Control interface systems.

  • Good working knowledge of electrical control systems, operating procedures, relevant codes and safety practices.

  • Knowledge of the “Occupational Health and Safety Act”.

  • Good oral and written communication in English.

  • Incorrect use of tools and equipment could impact on the health and safety of others

  • Directs the activities of any assigned maintenance personnel.
